When it comes to flooring options, many homeowners, architects, and interior consultants believe that IPS and Terrazzo floors, especially cast-in-situ floors, demand constant upkeep and are difficult to maintain. But is that really true?

Let us explore the myths surrounding the longevity and maintenance of IPS and terrazzo floors, revealing the reality behind their durability and ease of maintenance.

For the purpose of this blog, we are considering only cementitious terrazzo and not epoxy terrazzo.

Myth 1: IPS and Terrazzo Floors Attract Stains and Wear Out Quickly

Many people think that IPS (Indian Patent Stone) and terrazzo floors are prone to cracks, chips, and wear, making them unsuitable in the long run. This misconception often stems from confusing these floors with cheaper or poorly installed alternatives.

There is also a general belief that these floors stain easily.

Reality

IPS and terrazzo floors are known for their exceptional durability. When properly installed, especially as cast-in-situ floors, they form a solid, seamless surface that can withstand heavy foot traffic and furniture movement without damages like scratches and grooves.

While surface hairline cracks can appear, these are generally not structural in nature and do not necessarily signify a low lifespan.

While cementitious floors are inherently porous and can stain, the application of sealants today makes them spill and stain resistant.

Myth 2: These Floors Require Frequent Polishing and Sealing

Another common belief is that terrazzo and IPS floors need constant polishing and sealing to maintain their shine and protect them from damage. This idea scares many away from choosing these flooring options.

Reality

While terrazzo and IPS floors do benefit from occasional polishing, the frequency is much lower than people expect. Typically, a good quality terrazzo floor only needs polishing every 7-10 years (if at all) depending on the foot traffic and exposure to dirt. Sealing is usually done during installation and can last for several years before needing reapplication.

There are way more terrazzo floors that have never had the need for a re-polish than one would expect.

Routine cleaning with a damp mop and neutral pH cleaners is enough to keep these floors looking fresh daily. Unlike wood or vinyl floors, they don’t require waxing or harsh chemical treatments.

It is worth noting that daily mopping not just enhances the shine, but also creates a natural water and stain resistance over time, reducing the need to reseal the floor with sealants.

Myth 3: Maintenance of Cast-in-Situ Floors Is Time-Consuming and Expensive

Cast-in-situ floors, including IPS and terrazzo, are often thought to be a maintenance nightmare. The belief is that any damage requires costly repairs and that cleaning is labor-intensive.

Reality

Cast-in-situ floors are actually low maintenance. Their seamless nature means there are no joints or grout lines where dirt and grime can accumulate, making cleaning straightforward.

If minor chips or cracks do occur, repairs or touchups are sometimes possible as well. Many homeowners report that their IPS and terrazzo floors have lasted decades with only occasional touch-ups.

Myth 4: Terrazzo Floors Are Slippery and Unsafe

Some people avoid terrazzo floors fearing they are slippery, especially when wet, which could lead to accidents.

Reality

Terrazzo and IPS floors are possibly not any more slippery than most other floor alternatives. Both Terrazzo and IPS has been used for decades in a large variety of spaces - both public and private - and safety risks are not attributed to these kind of floors.

Water pooling over any kind of floor will be a safety hazard and that is no different in case of terrazzo and IPS as well.

How to Take Care of IPS and Terrazzo Floors

Understanding the right care methods will help you enjoy the beauty and durability of these floors for years.

Daily Cleaning Tips

  • Use a soft broom or vacuum to remove dust and debris.

  • Mop with a damp cloth using a neutral pH cleaner or a few drops of coconut oil mixed in a bucket of water. It is important, as with any other flooring, to replace water that has become dirty while mopping.

  • Avoid acidic or alkaline cleaners.

  • Clean up spills of food and liquid as quickly as possible.

Periodic Maintenance

  • Reapply sealant only if needed.

  • If required, schedule professional polishing 5-7 years. If the floor is polished, then its necessary to also use a sealant immediately post polishing.

Preventive Measures

  • Use mats at entrances to reduce dirt and grit.

  • Terrazzo and IPS floors work best when they can breathe. If covered by a carpet or rug, air the floor once in a while for a day or two.

Final Thoughts

So you see, IPS and Terrazzo floors are fairly easy to maintain.

These cast-in-situ floors provide a durable, easy-to-clean surface that can last for decades with minimal effort. By debunking common myths, it becomes clear that maintaining these floors is more about simple, regular care than constant hassle.

If you are considering flooring options that combine style, strength, and ease of maintenance, IPS and terrazzo floors deserve a closer look. Their proven longevity and straightforward upkeep make them a smart choice for any space.
